Staging Home to Sell Part 2: Where to Start
Staging Your Home to Sell: Part 2 of this continued series we will discuss "Where to Start" and leading into the value of your real estate agent. Some of the topics we will be discussing are:
WHERE TO START:
- Packing Items: Get Organized (boxes, trash bags, tubs)
- Boxes for Charitable Organizations.
- Trash bags for throw-away garbage items.
- Tubs for items to keep and store. They stack easily when empty and can keep
items from obtaining moisture or mold.
- Clean Up: Carpet, Windows, Grout on Tile, Shower Surrounds
- Refresh: Scents, Florals & Foliage, Accents, Light Bulbs, Drapery Panels
- Use fresh scents like candles, saches, pot-pourri and keep away from run of the mill
plug-ins. They are too strong. You can even use fresh lemon & orange peels or cut
basil and cilentro.
- Florals & Foilage be sure to wipe of dust around the leaves, especially if the foliage is a
natural plant.
- Accents should be kept to a minimum, and space accordingly to height, depth and
pairs of 2 or 3, anymore than that will look cluttered.
- Lite bulbs are super important, especially when rooms that are dark. Make sure the
light bulbs are correct in wattage and temperature, especially ceiling cans in
hallways. Incondescent bulbs, landscape bulbs should NOT be installed in ceiling
can portals as they use a specific flood light bulb.
- Charitable Organizations that will Pick Up Furniture/Items
- Habitat for Humanity
- Catholic Charities
- Goodwill
- Offer Up
- Resources & Shopping: Affordable items (At Home, Hobby Lobby)
- Towels
- Area Rugs / Pillows
- Accents / Vases
- Marketing Photos: (Still Photos, Drones, Videos)
- Still photos are images of that are non-moving like an object, room or landscape
scene. Still images should be vivid in color and offer clarity.
- Drones are an aerial vehicle (UAV) that can capture still images and video from the
highest point of view or sky.
